A proposed water-main extension and an optional sewer connection would need to account for existing drains and the future Tonkin Highway corridor. Their final designs are not established by the reviewed material.

The 2023 report proposed an approximately 2.5 km potable-water main along Abernethy Road from Tourmaline Boulevard.
It examined a private sewer pressure main to Byford and on-site effluent disposal as possible solutions. Condition F requires approval of a sewage-treatment and disposal apparatus before a Building Permit is issued.
Condition R separately requires a footpath along Abernethy Road linking the site to the Tonkin principal shared path.

The preliminary routes raise a coordination question

The 2023 report identifies road reserves, existing services, vegetation, drains, bridges and culverts, and the future Tonkin Highway reserve as design considerations for possible off-site mains. Main Roads describes an Abernethy Road underpass and a principal shared path. These sources do not establish a physical clash within one narrow strip.

Potable water

The report proposed extending a water main approximately 2.5 km along Abernethy Road from Tourmaline Boulevard. It identified the future Tonkin Highway reserve and drainage crossings as design considerations, not a final approved alignment.

Wastewater

The report examined a private pressure main of approximately 3.2 km to Byford and on-site effluent disposal as possible solutions. The off-site route is not established as the selected solution; Condition F addresses approval of a sewage-treatment and disposal apparatus.

Power

The report identified a nearby high-voltage network, but said the feeder extension and any reinforcement required Western Power assessment. It did not establish a route through this road interface.

Communications

The report considered fixed wireless service and a possible fibre extension if fixed-line service were needed. Its network observations date from 2023 and require current confirmation.

What remains unclear from the available record

What water-main route and crossing design, if any, have since been adopted?
Which wastewater solution has been selected, and how will it meet the approval requirements?
What coordination and asset-owner approvals are needed where proposed connections encounter roads, drains or Tonkin Highway works?
